The Line: How Zoning & Appeals Can Kill Critical Housing Projects

It’s not all hard hats and dozers when we’re talking housing. The people building our rural communities live there. They shop at the same stores, send their kids to the same schools, and pour everything they have into putting real roofs over real families’ heads.

When a project gets stalled by red tape or tied up in a lawsuit, it isn’t just business – it’s personal. It hurts the people doing the heavy lifting to make our towns better, and it hurts the people who need that housing the most, from school kids living in the woods to teachers commuting hours out of their day to serve our communities. A lack of safe, affordable, and reliable housing sends ripple effects far beyond what we can see.

Yet there are those who will stop at nothing to delay, stall, and ultimately kill these projects. Because our land-use system offers such limited opportunities for growth, it turns housing into a zero-sum game. It pits neighbor against neighbor, builder against builder, and sets communities against each other, creating toxic conflict and disastrous long-term outcomes for rural towns that desperately need to grow.

Our documentary short, “The Line”, pulls back the curtain on this friction. It follows the story of one such project to expose what really happens behind those court filings.
